My PM (retained on one community purchased last year) must inform me prior to sending out a licensed tradesman (after reviewing the high repair costs the previous owner experienced)  Yesterday they wanted an electrician to replace the balast of a crappy 4ft fluorescent light.

Got in the house today and the biggest problem is a basement wall crack which looks like a serious problem.Have not done a house with this type of problems so not sure how much $$$ we are taking about.My plan is to use carbon fiber cloths with epoxy.Option 2 is to use anchorsThis retaining basement wall is about 480 sq ft (60ft long by 8ft tall).

For the best chance of getting it approved, I'd retain an attorney who specializes in variation applications.You can submit a claim to the title insurer to see if it's a covered matter.

I own a FedEx route and it does great, your biggest struggle would he retaining drivers and finding people with squeaky clean records and pass drug tests which is a little tough since we are a pot friendly state haha.

When doing it that way you know what properties they use and where they find them and then do what they do and retain the option to sell to them or sell on your own.On option 2, after you have done a few deals like that you could even decide to hold a few of the properties, and have the TK provider you work with manage them, put tenants in etc. you would help them have a little more inventory (if you go with option 1) or have an additional resource for reno and pipeline (if you go what option 2)Good luck

I have put money into things like a necessary new deck, dry rot, new windows (they were only single pane), new flooring, retaining walls etc...just to keep it well maintained.
