I have purchased property in the past, but never for investment purposes, which basically makes me as raw as it gets.

Not understanding those costs, they mistakenly underestimate them, and give far more value to the raw land than is reasonable for a developer to pay and still make a profit.

Yes these are easy, low hanging fruit as far as finding available notes but it comes with a price.

Doesn't sound very fruitful though, from your experience. 

hello  ,my dad offered to give me a raw land of he's .the land is situated in a developed community with lots of buildings, infrastructure, schools and hospital surrounding it.

They will give you some ball park numbers of what they can build a house for.Unfortunately with the rising tides the raw land and land with services rose too.

Tenants can be required to maintain low pruning and cleanup of dropping fruits and leaves.
