OMG, I have become the e-myth.

It's truly a myth IMO that you buy SFRs for appreciation.

I'm thankful for BP becauseit has enhanced my abilities as a broker as I've learned more about the many nuances of real estate investingI now have a reliable network of people to ask advice, who understand when I need to ***** & moan, and will celebrate my successes with me.

Maybe one option would be to upgrade, get the enhanced rents and hold, then convert when we are ready to finally divest down the road?

So successful has this transformation become that most of our student tenants are attending university with the objective of getting a piece of paper to secure employment and not to enhance their cognition and for the sake of knowledge.

Travel is not my thing but if it was I'd take advantage of rewards programs on credit cards. 

My impression is there are lots of buyers for rentals who believe the rent-PITI myth and are willing to pay prices that aren't really going to make any money, unless our current upward trend continues indefinitely.
