Stand-alone, or pad sites, I feel like are hard to come across in prime city locations where I typically look.

Though I couldn't really appreciate it...What pulled the trigger was an incidence that I attempted to take down a broken drop ceiling tile, but ended up with all the dust and mouse droppings above it falling all over my face......This is a minor cosmetic job completed in three and half day by my contractor and one of his guy.

Or a near by park with a splash pad (market this if you have a family with kids and no pool).

I think if you're serious about this, you want to own the pads (aka the land) and not the homes (except maybe one for your manager and/or leasing office).

If that's the case, you may want to think about having the pad changed.

I'm not from Washington so I don't know what's customary there, but it LOOKS as if you're probably looking at some new piers/blocks/pads to line them up and likely replacement of a beam.

Once we finish renovations we may consider flipping or just enjoying our newly renovated and larger pad.
