@Mark Baskin, I think it is a judgement call about denying someone based on tattoos.

I re-read the stipulation and it says if tenant misses a payment then my attorney can file ex parte for a judgement and does not have to notify defendant. 

Sometimes underwriter judgement call asks for more, so I typically ask for >20% to be sourced and papertrailed. $100 is pretty ridiculous, unless you only make $300/month or something. 3) That's the lender's incompetence.

That is where you see the real benefit of renting to high credit score tenants-- if they fail to comply with the terms of the lease then their credit score will take a hit when you get a judgement against them.
