I have fixed up, fully rented properties that I can sell that meet the 1% rule, but at closer to market value.I have more luck with the intensive rehabs because of the owner occupant competition.  

When I don't know the person it is much more labor intensive as I need to follow up about every little thing to make sure it is getting done.  

The first session was three days of intensive training in January that took place in a Sheraton hotel in Anaheim, CA.

Again me being an active duty Marine and in an intense school, my free time is limited.

No matter what, don't give up, because it's your drive and intensity that is going to matter the most.
