Also the countless times you get calls about minor maintenance, noise, smells and other miscellaneous things that would normally require you to drive to the property to handle.

This is an extremely weird and awful weather year where I live.It is just myself and my husband working on the house, and unfortunately, we are having to sand/grind all the way down to the redwood siding in most cases, which is taking forever (along with all the environmental precautions we are taking every time we work).

The ones that no one has seen and they can just make a deal with the seller without all of the other external noise. 

With SF the tenants will likely stay longer because the house feels like their home and there is no noise complaints from other tenants. 

Any tips to finding "off the grind" investors in my area. 

On the other, making money is a grind. 

My lot is near the lake so I need to complete a noise audit, SSQ (and likely Phase 1 Environmental) and archaeological assessment.  

That way you know exactly what a good deal is when it comes along.This will help you filter out all of the noise and let you focus on what investors are actually looking for.

So in the bigger pockets lease it talks about not disturbing the neighbors or being able to hear the noise TV radio after I think it's 8:00 p.m.. could that be interpreted in a way that gives me grounds to get rid of them.
