I have also made small, short one minute  videos to share with residents when they call about XX; garbage disposal, outlets not working, etc...  

To all the people that can read through the garbage follow the tips I gave and go out there and make some money, legally! 

Don't expect the garbage truck to do this because in most cases they will not. 2.

I'd give them 60 days notice and help them with some of the logistics, like boxes, tape, 3 mil garbage bags, and a free dump run.

I was to appear in court on a specified date with a very large cashier's check and explain why I was over six months behind on my garbage bill, or they'd put a lien on the home!

But I factored in 5% vacancy 5% maintenance 10% CapEx 10% Property ManagementWater/Sewer/Garbage is super cheap.

The garbage disposal works fine but know that large quantities of pasta, or vegetables can back it up.

The owner pays utilities, which I have a copy of the income and expense sheet from both the owner and utility companies, and the utilities for water, gas, electric, and garbage, costs about $400.00 per month. 

A 20 mile radius the range is 185-225 per lot water garbage included.

Finally they sent me some photos and told me that there are lots of garbage in the property, and the tenants refused to give me their new address ( cuz I need to return the security deposit if any left after the clean up and any repairs needed plus the rent that they own previous and current month).
