The jobs I have held have been kind of “babysitting” jobs where I’ve usually only had about an hour or so of real work during my shift which has allowed me to read all sorts of business and real estate books, listen to real estate podcasts, search for deals on the MLS and elsewhere all during the course of my work shift.

@Gustavo Mendoza it really depends on the tenant and state/local laws.Class A tenants, usually having 680+ credit scores, can be held accountable for a 12 month lease.Most Class B tenants, 620-680 scores, can also.With Class C tenants, under 620 scores, many won't care if a lease is 12 months or MTM, they will move when they please.

For a construction(or bridge) loan, most lenders would want 2-3 projects(buy, rehab, hold/sell, construction) experience usually in the last 3 years minimum.
