I'd definitely suggest browsing Craigslist in your area and finding some interior pictures of other rentals targeted to a similar demographic (price point, size, location, etc).One piece of feedback that I received from a PM is that it is better to have something slightly different than the rest.

Hell in the day when I was funding 50 to 60 TK properties a month EACH and every one of them the borrower was taking cash out.. so these were cash flowing and getting CASH out at close..Where the mid west market is a challenge is most West coast investors don't quite understand the socio demographics and that rent collection is directly related to price..
