There are so many investors here locally to the areas and also out of state that can hop a plane tomorrow for the right deal that overseas investors have a lot of red tape to deal with to get a transaction done.

I eventually found a good roofer, siding guy, asphalt/cement/paver guy, all around handyman, electrician, and my granite place.

Sometimes you have less parking per unit (concrete or asphalt). 

New driveway: 6kRoof : 12k if metal, a lot cheaper if just asphalt.

there are a few and once you get the names check on E bay and buy the books and tapes usually under 100 dollars listen and read that stuff first then if you think you need to spend the bigger dollars go for it.although I always caution folks try not to go into debt to learn this stuff.Note investing requires cash.. if you don't have any your not going to get into the game.. so don't listen to the pitchs that you can do this with non of your own money.. while technically maybe reality is remote at best.

If an asphalt roof has a life of 20-30 years, and your flip's roof is in decent condition after 15 years, would you simply do some roof maintenance? 

We usually need two weeks for demo and installation of electrical and plumbing, then a week for inspection, a couple days for insulation, then inspection again and then about a week and a half for rocking, tape, 3 coats of mud, sanding and texture. 

I assume being in a large city there is some red tape around this type of a project.
