i get the emotions. and that would be a live-in primary purchase rehab when that day comes. what worked for me is taking w-2 money, and equity from a high salary, over priced place (in my case Washington dc, and putting it during that present time, into better square footage 1 % deal growth smaller city where i might someday want to live, with better quality of life (in my case raleigh nc) . in any case, buy now what you can rent if numbers make sense, and where you may and want to live someday too..just my thoughts..anyway, welcome to Jacksonville Florida suburbs to st augustine (or raleigh, savannah, blufton sc, every cool little city off 95 that you can easily get back up north when needed..or nature, mountains, beach..

This could be finding a fixer upper you can put sweat equity into, or a home that you could convert space into another unit you can rent out if this is allowed in your area, or adding bedrooms, bathrooms, square footage, etc., to a home.

I believe it would really depend on what is in the area already. 1000sq ft is very small (is that the footprint, or the actual square footage?)

But the sale price is equivalent to $25sf.My main question is how much dollars should I offer per square footage if the building was in ok condition?
