Very affordable.I'm not suggesting you actually become an agent, however I read too many stories on BP forums where someone has missed a fundamental principal of real estate and been burned by an otherwise avoidable experience. 

How long did you stick with one PM (to ensure it was their actions and not market fundamentals) before deciding to switch? 

In other words, he looks at the underlying fundamental value of the asset, independent of external factors and market directions, and weighs that against the price to purchase the asset.

We did not sign up for the mentorship/ coaching program at this time since we are still just learning the fundamentals, but that program is $38,500.

I know the fundamentals may be similar to RE however looking at a business I’m sure there’s a different way to evaluate a company.

However, it is not fundamentally a bad deal for the seller.

Since most of the responses have already said they wouldn't do this strategy I won't comment on that, I'll just say the Guru's constantly preaching get as many Doors in your portfolio as you can aren't discussing the fundamentals, that's clear by so many new investors posting about getting deals that are cash flowing little to no cash flow, but hey they added 4 or 8 doors.

Gentlemen, the fundamental question is that I want to do either cash out refi or HELOC at a max LTV.

If they're buying because they think the market will continue to appreciate at 5% a year and you disagree then you'll end up with fundamentally different ROI scenarios.
