If you were to wait you might run into cooling weather and things might not have been established and you could have a palace inside but if people are driving by a wreck, there goes your first impression.

Instead of starting with a total wreck, and doing a ton of sweat equity to make it nice, and then see a really big profit margin, we are now feeling much more comfortable with the idea of buying a decent place that just needs cosmetics, and seeing a narrower profit margin. 

That's $75 per month per $10k borrowed ($10k * 3% / 12 = $75), unlikely to wreck your DTI.
