You don't know who that entity has interacted with and a year or two down the road someone could come out of the woodwork and sue the entity based on something that happened when you didn't own it.For your own protection I would form a new LLC and just buy the asset that is the real property.

.- Located in Salt Lake City, UT- 20,000 sq ft light industrial building, which was purpose-built (in the 70s) for 40 individual units- Units are all in the 500 - 700 sq ft range- Cinder block construction and each unit has a rollup and 'man' door- Building is 100% leased at $1.00 - $1.20 / FOOT, so not too bad for a cinder block building in Utah- Tenants are able to hang their business license at these locations, and a lot of current tenants are Automotive-related, Tradesmen (woodworking, welders), or similar.

My guess is that the contractor doing it just didn't see what was going to happen when stain was applied, but that's the most important thing you pay any woodworker for, knowing how it's going to turn out and making sure it does.The seller stating that the wood "appears to be white oak" is just a line to try and smooth over the situation and I find it funny.
