It's a little nerve racking for me to give up control of those phone calls because if your VA doesn't do a good job you could potentially lose a deal from that lead that you spent money on.However, if I want to grow my business I'm learning that I need to be able to give up control so that I can scale.

You might also look into changing the external cladding to a modern siding (if permitted): Vinyl siding or cement/fibre board will typically have a 25-30+-yr life (3+ paint jobs) and is much lower maintenance than wooden clapboard or shakes.

Heating: The 11K/yr oil bill is a strong indication there is no insulation in this building (just your standard, for the day, two layers of lath-n-plaster ... if it is a wooden building).

If they are old wooden windows that will need to be upgraded to vinyl, keep in mind that will increase your repair price quite a bit.The kitchen is the single most important room of a rehab.

School works for some and not others.For example accumulating debt in college that you can't get rid of but you know a high paying six figure job is waiting with excellent demand and you enjoy the field it might be worth your time to finish out.If you went to school because your parents pushed you there and you have no field you enjoy or you do not like the major you are in and are racking up debt then really you are wasting time.
