@Keon Shoulars I raise rent to a small extent or larger extent depending on the tenant and market every year. 

If there are tons of homes with pools and wide open calendars yet the few places with PB courts are booked out, there's your answer. 

@Britney Lewin I think it's great you have the chance to go in many areas, but finding a property while searching a very wide area can be tough.

It can vary WIDELY between lenders some times with this type of lending.Some other common differences between the two loans:Appraisals – Conventional loans will always go off of “sold comparable properties” (or comps).

That's great for the areas of Toney, Harvest, Meridianville, and perhaps Hazel Green to an extent.

Basically a nothing-burger because the federal government doesn't have authority to implement nation wide rent control.

Ultimately I'm looking for a cohort of people with a wide range of experience in real estate. 

Many benefits but diversifying with smaller amounts of capital across a wide array of assets/markets/operators really helps to avoid the horror stories of losing $50k/$100k.

Sometimes its nurses but it casts a wide net so you get all types of people who might need a mid term rental.
