Right now (Q3 2024) everything seems overbanked/overbought.Currently, my focus has been purposely broad but currently split between: A) SF business (wholesaling/rehab) I was asked to take over (on almost no notice – am still badly catching up) and B) Small balance MF and mobile/manufactured housing (<~50-100 units for physical/operational value add)I have made some progress on each but not where I would like to be although I have just recently gotten involved in the sub-institutional space again.

If wholesaling were to be banned nationwide, what is your best alternative strategy or next steps to consider?

I started with flipping properties, then started doing direct-to-seller marketing, and transitioned our operation to wholesaling only.

I have been trying to get into WholeSaling real estate to extent from the other real estate investing I do.

The idea is to find motivated sellers and help them through the selling process either off-market (wholesaling/investor purchase) or on-market (hands-on coordination, cosmetic prep, referral to real estate agent).
