I would think that would work well in AU. 

I also have some smaller Florida markets I can recommend as well as well as other markets out of state.

With closing costs, housing costs, agent commissions, my HELOC costs, I estimated about $20-$30k profit, depending on sale price.But, now I am thinking this would be a great BRRRR to learn those ropes as well!

Well, it has not been easy to get it rented (January / February), and they are texting us regularly asking how its coming, how can they help, it is becomming very annoying. 

I bought my first property for $107,500 put 10% down borrowed 80% LTV from Wells Fargo at 11.75% rate and my father lent me the last 10% and charged me interest the same as Wells Fargo did 11.75%.  

I'm open to out of state investments as well.
