That's impressive to find your first deal off market AND to have a creative finance play.

I was under the impression that it is best for tenants to not know that their property manager is the landlord so they appear to represent both parties.

You can do both basic housing aimed at students (they usually aren't hard to impress, just want a safe place to sleep - they don't need fancy and usually won't maintain fancy) and higher-end housing geared towards all of the professionals who work at the area hospitals, and everyone who works in Albany area in general.

I was impressed of how much information I got from a free event, of course, at the end they will pitch you about the full program but the event is totally worth it anyhow. 

I am super happy for you and even more impressed with everything you did to get there.

This can help you set up a connection much quicker and gives you an opportunity to make a personal first impression that you dont get with email/messages. 

There are lots of options to meet, I think it all comes down to how many people are planning on showing up. if we have 20 people coming then we may want to find a better place than Timmys or Starbucks but that's just my impressions.

Looks like many people are mentioning Crexi and Loopnet but my impression was that good deals get picked up before reaching those forums and the best way to get a good deal is via an agent active in your target market.

Also unsecrued Prom notes are very short and  to the point usually no more than one or  two small paragraphs so I can see how you would get the impression that it did not look right and I am confused about signed by title company rep that would NEVER happen so thats weird right there.
