Property is protected by different types of Lease Restrictions according to zoning requirements - each subdivision is subject to both zoning requirements and developer deed restrictions - both of these can affect how long you can rent / lease a property for .There are some areas that have no restrictions at all and others that only permit owner occupancy and every variation in between really - you would check each property for their specific lease restrictions or get your Realtor to filter for it.

There is some variation among the different States that offer the Series LLC, but you will likely only being paying for a single registered agent and single annual State compliance (if applicable).

@Matt WellsLots of back and forth on this thread for a pretty straight forward question.For conventional financing, 6 months to get cash out using the new appraised value is the answer to the question you posed.There are other variations like you can get cash out right away using the purchase price and some DSCR lenders (for non-owner occupied properties) have no seasoning requirements (although most require 6 months).

AHS has this language for undetectible pre-existing conditions and generally has good reviews - Most people don't renew after the first year following purchase as it is more economical to save up for future repairs/ replacement to older appliances...You can always drop by and power the laundry appliances on and check out if they work and if there are obvious issues, then you could ask seller to replace them prior to closing or provide a credit in addition to the warranty for new ones. this way you dont have to jump through warranty hoops, which is obviously slower and can be frustrating due to variation in quality of service and repair coverage along with deductible cost...Remember the seller will pay for it, but you get to choose the warranty plan and company is selected.https://www.ahs.com/realestate/home_warranty/home-...
