You speak of ethical business practices…well I can see nothing more ethical than 10,000 Pace Morby students believing they are now experts on legal intricacies of corporate structures, real estate finance law and SEC regulations….can’t wait to see how this turns out for those you all transact with.  

These prices still need to come down, and from what my students have told me, 8 caps are what older assets are trading for.You're gonna have a problem with hot water.

Also, what private investor would give their money to someone without a track record, which is probably 100% of his students.

You see some 20 year old student loans for people who are now helping their kids get into college.  

Save some money and ask a law student in a university to review.

I urge you to take a step outside of your comfort zone to invest in areas where the cash flow makes more sense, and where investors are not overpaying for properties. 

The people who say wholesaling is easy are generally in two camps:- A Guru with a mentorship or training program- A student who just paid thousands of dollars to one of those gurus, and is required to post about how life changing the program was, often using "Go Giver" "Abundance Mindset" or other similar hustle culture language.

The only two reasons I could see for annual turnover is if you do student rentals or are over priced for your market.
