With lumber so high, I'm trying to learn about replacing with redwood, powder coated steel, composite, or aluminum and am looking for any advice on balancing upfront costs (quotes have been $35-50k) and ongoing maintenance.

A year past, lumber prices are through the roof, labor going up, "shortages", etc...now the new pipeline interference. 

Which, with lumber prices, could be a hefty bill for the tenant.

Just a few items; lumber prices are up 325%, conduit is up 50%, any product which is produced with materials from one country and assembled in a different country is taking 3x the normal lead time, at best.
