I haven't sold any, but all the appraisals after doing moderate to large rehabs in really good areas of the cities I've invested in have proven to be a tremendous return.These are in such shape that you cannot buy MLS-- you must buy cash, fix yourself, then I list it for rent.

They have grown tremendously in the 3+ years I've worked with them, and at times there have been growing pains, but the trend has always been towards improved service / better systems over time. 

The value goes up tremendously.

Need the ability to adjust rent escalations, NNN expenses etc on an ongoing basis without chasing tenants to make updates.
