I always thought Tom was just kidding around with his posts so I suspect he is neither offended nor needs an apology.Regarding giving subsidies to good students - I am totally against any government involvement in education and would not want to see a new bureacracy that determines who deserves a hand-out.

(Notwithstanding an Open Option or a Flex Option as they are called)SO long as you buyer knows he is buying an option to purchase that will be assigned to him with an option fee being paid to you, everything is cool.If your option is properly made, you can simply assign the option to the buyer and you have your hand out when you make the assignment for your fee.

The 'big dogs' in REO are either:1. already working with their fab 2-3or2. straight laced and will not hand deals out under the tableeither way they are certainly:3. under more pressure and scrutiny from other agents and the board now that volume is down and more investors are clamoring for deals.The bigger agents are always under a microscope. 2 of the top 3 agents in town will not just hand out deals like they might have in '08, because of the above.

hard money is great if you don't have the funds and margins are big enough to cover the expense but it's not a hand out either.
