I don't have that experience; so, take my feedback with a grain of salt and I will take a stab at it purely from a business sense.You are going to have to decide what is more important to you (1) separating or (2) keeping your dry powder.  

It may be a great platform for you.For now; keep your powder dry and learn more about multifamily.All the best!

And as an example of that, starting in 2016, we've kept our powder dry.  

It's good that the microwave range hood is on an outside wall for venting - that much is good.The room with the toilet - is that just a powder room?

I know nothing about Powder Springs,GA but did a quick search and looks like there are some decent priced homes in the area.  

I want to avoid triggering due on sales, but also want to keep my powder dry. 

The bathroom downstairs is a small powder room, but adjacent to a small storage room and a small walkway from the front door to the kitchen.

We did have a unit turnover that we raised rent on the unit $900/month (tenants were below market and we did a fairly extensive tenant turnover including removing texture ceiling, new base boards, painting all interior, getting a new range, adding a programmable thermometer, and redoing the balcony railing (new powder coat)).  

Always good to have some dry powder especially in the changing market environment!

Are you sure you can only put in a bathroom in the bedroom  or could you add a powder room  somewhere else and would that be enough.
