I have an event coming up in November for private money lenders (one for passive PMLs who are doing it as a side hustle and one for experienced small- to mid-sized PML business owners) in Las Vegas.

I would tell anyone looking to invest out there that the area is definitely down for most product types (by product types I mean sizes of cabins) but the metrics are still very strong. 

Some are more cumbersome than others with project schedules but that comes down to project types and size of firm.

One of the investors brought the buyer to the table (my personal opinion was that the buyer did not have financing but I went along with it because that is what the investors wanted). 

Every rental housing unit shall contain at least one bedroom or living/sleeping room of appropriate size for each two (2) persons.

If I leave 20 bucks on the table, I'll sleep like a baby and dream up the next big deal while others are getting audited or sued.

Perhaps you get lucky if you are selling a small sample size but if you sell volume you will find this to be the reality more times than not.

I base the price on a few factors - Room size, amenities and area average rents. 

One upside to me would consistent rent scale, meaning if you upgrade one unit early, you set the table for all of the units when done because they are all the same.

What would the size of the duplex be, 2,500 SF?
