Maybe you want to use an agent and have them do the dirty work (Try and find an investor friendly one) or maybe you've been surfing craigslist and are calling landlords to see if they want to sell.

Currently, the only debt that I have is 30k on a car loan (interest is just under 4%), I also have no living space since I travel so much right now, I just get an airbnb when I'm home (or couch surf).

Our litmus test is "highest and best" use...as a licensee we have to disclose highest and best use, but you have to remember that the best outcome does not always mean the highest sale price.Eventually you'll see the Attorney Generals involved with wholesaling...then things get ugly...not to mention they can easily surf BP and retroactively litigate any individuals they believe to be in violation of consumer protections...should be fun times.

Hi James,You could take the money and run--then rent a nice 1 bedroom bachelor pad apartment with a view of the Ocean, and work from the hot tub by the pool.Or, if that's too much $$$, roommate up in a beach area apartment and still do the hot tub thing.Or. couch surf at your parents place until you get yourself where you want to be financially.Apartments: https://www.apartments.com/apartments/max-1-bedrooms/?

.-- Some make you go to every length of the law to get them out, making you incur expense (and for some owners) great stress (those who will face homelessness seem to do this--ie. not another rental for them, but couch surfing at a relatives, or in the street in a cardboard box in the snow and rain).Most just move out, but some will create damage to the unit (what they consider revenge) because they have that type of personality.
