I follow your logic though... and my own philosophy is that cahs flow has a "flavor and color" -- and it's possible to get "enough" cash flow and still have properties / experiences / tenants that provide you a great "joy to headache" ratio!

In Wisconsin, by state law, the trust account was interest bearing account, and the interest was paid by the bank to the state, and that money went to support varous low income housing initiatives.I'm sure there are many flavors of trust accounts found throughout the country.

But, it's a cool idea.....Still, IMO, I'd put functions that did not require natural light in the basement, maybe like the bar, an art gallery uses artificial light, sports shops, list is endless, anyway it can be retail, first floor is your anchor store or activity, or residential and the top floor upscale apartment/condos, keeping with the flavor of the area.
