If there is still money left, I would set it in an account and study here on Bigger Pockets and get and education in stocks, options (i love options), notes and real estate.

Pick up as many as you can and study their rates vs. their occupancy rate.

Focus on networking, studying the market, and analyzing deals often to find the best opportunities.

If possible, I always recommend using your own capital starting out to prove process and concepts before taking hard money for flips.
