I have personally wanted to build my home on this land for 10 years, as I've always been interested in this.Issue is, I've never done any work with residential development, only smaller land development, about 13 acres, and commercial, all on my own.With the residential development, I'm trying to get a sense of anyone in the space currently and what some ballpark costs might be for infrastructure and how that all works.

If I can park the 388k ($415-27k) for one year at CD rate of 4.5% and then est 300k (after paying cap gain/depr recap) at 3.0% (assume CD rates lower) that interest income of about 24 months net of ordinary income tax is about the same as my current mortgage.Trying to play devil's advocate and think why selling this year does not make sense. 

I can’t really tell you if that makes sense because there is so much to do with area.

I can figure out if deals make sense so I really don't need the software.

I think you'll have to show more numbers to see whether whatever you plan to do makes sense or not.
