In your experience looking through appraisals of 2-4 units, do any standout that were overwhelmingly off/missed for the buyer?

I've personally enjoyed quite a bit of success in certain areas within these neighborhoods as they contain attributes and barriers not present in other similarly priced Philadelphia neighborhoods. 

If you have any nice outdoor space like a patio, balcony or yard that can expand some of the living space it will help your property stand out from others.

And a single line from an article saying some states are considering protections based on immigration status is neither (a) detailed enough draw a single conclusion from, or (c) attributed to any government source. 

@Robert DeForge Couple of things that stand out to me1)  I wouldn't worry about perceived trends because it leads to speculation and then builds fear.

From the Fannie Mae guidelines:provide the following statement: We [I] agree to indemnify you and your successors in interest in the [mortgage] [deed of trust] opined hereto, to the full extent of all losses attributable to a breach of our [my] duty to exercise reasonable care and skill in the examination of the title and giving of this opinion.I think the threshold for proving a breach is pretty high. 

I attribute much of this to the way so many are being taught. 

The high prices are attributed to the necessity of importing most food items into Nevada.
