Most of the time, an ADU will cost 100k just for that part and then you have to actually build the cosmetic part for an additional 40-50k. 

I'm sorry to say but these can be a major time suck.

How do you actually strike from out of state in a timely manner?

Have you taken the time to search AirBNB and VRBO in those specific areas to see how many STRs are operating?

And that can cost you time and money.
