And the ones that affiliate videos seem to be a commercial for BL, not tutorials. 

I flew out there and did drive around the neighborhoods - they look much different in person than in photos and video tours (I do know a few CA investors who buy sight unseen in multiple states but I think their risk tolerance is higher than mine).   

There are a ton of free guides and videos with instructions.

I have recently came across some videos on working with Section 8 on rental properties.

It's not as easy as it looks on YouTube and if you don't know the process on how everything gets connected, you will get charged 10x what the videos tell you on the Interwebz.
