I'd suggest that TX tax sales are a better match than the IRS levy.This discussion makes me suggest that there is no clear answer to the OP question and that it would be location-specific, facts-specific and likely advisor-specific.

I've also since realized that I don't think my personality matches up well with the thick skin needed to be a landlord, and the deals I've found (yes, I know many can say I'm not finding good enough deals) don't have a ton of room for property management fees (or if they do, they're in areas that I would never want to have to go - and I would if something ever happened w property management). 

Check it against the information that you have, if it doesn't match, make your own calculation.  

Appraisers sometimes have issues finding comps in the area that match your new comp because Adus can be so unique. 

Sometimes I get told no it doesn't match, other times I have just had it approved no problem.

As a final touch we collected art to match different themes that connected us to the house.

I utilized the Agents tab to be “matched” the one person available doesn’t work with fix/flip projects.  

I've met my match with a creative buyer.
