I have a situation where a person I know is moving out of the country and would be looking to put their home for sale in the summer.

This is extremely situational, and it depends on many different variables.

Aside all that, as others mentioned, you didn't lend enough info to give any specific answer to your specific situation.

(I personally did this) I would say though that in the worst-case scenarios that you mention of loss of job and such, I view it as more helpful to have someone by your side helping you construct a plan through it who has been through hundreds of those situations before helping clients.

Rates are high right now and I think you have a great situation here for you.

The buyer's agent, though excellent, was new and unsure how to handle the situation.

Just keep in mind each persons situation is completely different and small things can make a big difference in rates, fee's points, terms, etc.

Depending on your exact situation, you could likely get something closer to 7% and make these numbers work a little better.
