I know she works hard, has money and has time but I know she is short-tempered and has no business skill.The partnership worked fine for 2 years but in the end the challenges of the various projects made her tempers flare daily and she didn't understand the long-term business strategy so we amicably put together an exit strategy for her.You know your relative so evaluate them objectively.

Shoveling a roof is not reasonable maintenance, additionally the "law" places part of the "onus" on the tenant asking - why would you park under a roof covered in ice.

I'd still have to trim and take care of what little landscaping there is, so I might just take care of the lawn anyways since I will be in the area for my other properties.This won't be an issue for you, but I have a tenant take care of the snow at one place with reduced rent for the winter months, I provide the shovels and salt.

It just gets covered up with either vinyl or hardie board these days.Not sure what you mean about asbestos roof, most are shingle that contains an inert asbestos and is removed by a Mexican with a shovel.

We'll just have to work out what they'll pay us and put it in an addendum to the lease.We've always (15 years) had our tenants take care of the lawn and snow shoveling, with clearly spelled out penalties in the lease, but maybe the tenants now are preferring things to be done for them.
