If you rent the property to a group and the leader of that group decides not to pay or they are late you are screwed however the chances of all your students not paying you is low.Tips:Buy a property within walking distance to the school if availableRent by the roomPurchase your property so it coincides with the start of the fall semester as there will be more potential tenants looking at that time.

The requirement is one year, unwritten for the public but the adopted stance for decades.I suggest you study what I said above as to timing and excuses for bailing out of an owner occupied loan.Your broker either doesn't know, which is likely since originators take a class anywhere between 8 to 25 hours (real hours, not semester type hours) to get a license, or the two hours of ethics didn't sink in. :)

And as Jon references, students may not be interested in leasing through the summer (unless they happen to be taking summer classes) so you have to decide if you want to lock them/their parents in for a full year lease, or potentially have a couple "dead" months between semesters when no one is renting the place out.
