Depending on comfort and cash, it might be a viable option as you can build equity and then sell without having capital gains, assuming it's your primary residence and you've lived there for 2 years.

Appreciate it @Mohammed Rahman decided to sell and move on to the next deal with more knowledge.

Some have done owner financing with an agreement to pay all interest and equity splits when the home sells others have done it where they do a quitclaim adding their name onto title with the seller so once rehab is done the seller can't try and cut you out of the deal. 

It is a tough market but the money is insane so people just open business and run until they get caught and sell and open again.

Its easy to sell high yield deals.Looks like the rates they advertise are a good bit higher than other options ive found.

Hello BP Fam,Most DSCR lenders I've spoken to have a penalty for selling a property within the first 5 years of purchasing the property. 

Maybe they have other properties they are interested in selling without a Realtor involve.
