I'll seal off ducts and both properties will all end up with solid wood and tile floors, so limited areas for chemicals (or bugs) to linger.Biggest issue really is just in getting the projects scoped properly over the next couple of weeks before I close - otherwise, I will be dragging the schedule longer than I had hoped.

I consider answering your question an act of karma: I myself asked the very same question of the great Ron LeGrand some 15+ years ago...When you do (finally) get a seller to sign a contract, you will offer them something of value to seal the deal and demonstrate your commitment to close.

Try to avoid companies or individuals that have an introductory conversation then "throw you over the fence" to a local rehaber or property manager to "seal the deal".it has been my experience over the last 11 years investing out of state that systems and procedures are critical and having a great team on the ground will help make or break your success.
