If not a brokerage a boutique niche developer/commercial builder would potentially also work to get you the exposure you'd like.This advise was given to me by a broker I spoke with when I first got into the industry and I wasn't really sure why he gave that advice, however, after somewhat following it, in a round about way, I can say it is by far the best way I can think of to get involved. 

Just to use round numbers, I'm buying for about $250k and plan on putting about $200k into renovations and an ARV around $660k.

If the tenants are not reporting maintenance tickets during the year then you should not worry about it, but if something comes up on your yearly inspection report then yes I would try to get it fixed.

If you do a BRRR strategy, you probably could get away with investing only a part of your savings and having the rest as reserves, which will get you out of trouble for any rookie mistakes you make and let you grow faster.
