The answers to most of your questions can be found just by searching in BP or online. 

The property was purchased in 2021 for 1.1 million, was appraised in the summer of 2024 for 2.2 million, and reports from online appraisal websites say it could currently be around 3 million.

Utilizing a wrap he has a mortgage note as an asset to offset the mortgage he’s still responsible for on the property.  

I also recommend a bank that has local branch that you can go into vs having it 100% online.
