Some of the vinyl that is now being put on the market is fabulous in both appearance and wearability - but if they don't have that quality where you're shopping, look for what's most resilient.

I'm not an expert but I think resilient vinyl planks installed at a 45 degree angle would look great and should meet most of your requirements.

If so, try installing some resilient channel on the existing sheet rock and then another layer of sheetrock on the resilient channel.

Vinyl on the other hand is a lot more resilient and won't warp with water damage.

Asbestos siding is incredibly resilient and will last much much longer than most sidings.
