DSCR is for non-owner occupied residences only. 

This lady saw my posts and randomly started attacking me (and others) with no credibility behind her arguments. 

IMO this is much too little additional return to put your personal residence at risk.  

@Landon Sheveland People do fix and flips while living into the property to classify the property as primary residence and not pay any capital gain taxes. if that is your intention, don't use LLC to establish this as your LLC.If your goal is different compared to what I said above, you can use LLC.

So you are suggesting like me tryin to by a single family residence or a apartment unit and live in one of the units and rent the rest out as a house hacking strategy?  

California prices are really unaffordable at the same time the state has consistently had outmigration of native residents for something like a decade and even negative population growth recently whereas Texas has grown substantially. 

Cat odor is far more problematic than a small dog, but I would check landlord references to confirm how they've maintained their last residence.

It is currently my primary residence and was a great house hack but I’m now considering moving out to live with my girlfriend nearby in her condo.

Make sure you have filed for Homestead exemption at the very least (this can only be done if you the home is your primary residence, not an investment home).
