Have you had a lot of issues with people paying rent?

This is a fully stabilized property, with upside in rent in a B+ location. 

Parameters: Income is >3x the monthly rent.

We are BRRRRing it and we’re originally going to rent traditionally, however we decided to look into it as an Airbnb, and when we put in current loan rates which will be near or at 7% when we are ready, we’d only cash flow about $150 a month 😱, but as an Airbnb our projections are around $1,300 cash in our pockets monthly. 💰 At this point is a no brainer 🧠 and we know if it doesn’t work out or we don’t like doing it we can always revert to a traditional rental. 

That means that unless your state allows you to just keep their money you have to try to re-rent the house.

I put in 3% for appreciation (which is typical for Indy outside of 2018-2022) and 4% rent increases. 

I purchased this before deciding to get in to real estate.I am trying to decide if I should rent the property out or sale it to buy something with long term investment in mind.

Purchase price: $73,000 Cash invested: $25,000 I was charitable landlord renting to single mom below market rents.

I never saw the unpaid rent (and knew that I wouldn't). 

I plan to buy a new property in May by putting 5% down and renting out my current home.
