I wouldn't necessarily say you would need to increase the rent, unless the lease is already coming up on renewal and is due for an increase anyway.If you have a general application, have the incoming tenant just submit an application that way you can still ensure that they meet the criteria whether it be credit, background,etc...

Unfortunately, the city is currently not accepting any new 'Short Term Rental' permits, but they are accepting renewals for existing permits.

The townhome association charges a $100 fee annually under the name of the Tenant Administration Program (TAP), regardless of whether I have a new lease with new tenants or a renewed lease with the same tenants as the previous year.Who should be responsible for this fee: the landlord or the tenants?

Renewal of previous leases are $300/year, roughly, but - also according to the salesman - they keep tenants in-place 3-4 years on average.Other than those miscellaneous charges, they do have two interesting "guarantees": 1) a $5k eviction protection guarantee, and 2) another $5k in rental income guarantee - which I'm sure was something that stemmed from property owner's concerns during COVID.Overall from what I've seen/heard, Mynd seems like a great company if you want a full hands-off or out-of-state managament approach.

Property managers usually have a placement fee and often a renewal fee too, but it's generally not a full month's rent for renewal.
