Robin Schumacher Any good strategies for using equity in existing home for investing?

If you do use the equity consider not encumbering the property to the extent that selling it wouldn't cover the mortgage or encumbrance, costs of sale and enough left over to get a paid off roof over your head.As your experience increases then that picture may change but always leave enough to regroup from any event and come out above water. :)

I'd start with a basic year lease SFR....not so many moving parts like BRRRs, MFRs and STRs.Get your feet wet, make the mistakes, lick your wounds and regroup....see if you like it and want to continue.

:cry: How about trying to find someone to trade your home for some investment property with cash flow ( hood property) and take what ever job u can for know to level your downward spiral and regroup and make a long term plan and do whatever it takes.The trade deal may be a long shot - but thought I'd throw it out.Mark

Had just gotten the house, didn't get a chance to email it out, post it to his website, facebook group etc Speaking of - join some local facebook RE groups and blow them upAuctions, sheriffs sales Propstream and a DMM/cold calling campaign It's a numbers game - you need to put out tons of offers, tons of contactsSEO is one route as well My first property I bought off of the MLS, all the others were off-market

I don’t have anyone specific to recommend, but in case no one else here does either, I wanted to recommend two other options.One would be to attend a meeting of a local RE group such as RIREIG and ask the same there.Another is that, I’m assuming RI housing doesn’t directly recommend anyone but they do sometimes have classes for new homeowners & landlords and besides being generally useful, you could ask other attendees at one of those events.Branching out from that, you could also check out upcoming classes for RI Realtors - if there is a class on 203(k)s you could either attend it (you don’t have to be an agent, though it does cost more for non-agents) or, probably simpler and cheaper, just track the instructor down online and ask her/him for recommendations.
