While the cabinets could be saved, refinished, and add new hardware along with new granite countertops and the new cut in and plumbing for dishwasher, by the time I do all of that, it would only cost me about a grand or two more for brand new, and new in the kitchen always brings the value at exit so it is typical in my case and in my area to gut and start fresh.

Haven't seen interior yet except peering thru windows but estimating about $35,000 to uncover and refinish hardwood floors, replace some windows, paint everything inside, lite kitchen updates, some new appliances, and light bathroom updates...budgeting to replace one boiler immediately.It's up/down 3 bed 1 bath on each floor, would rent for about $1400 per side in as/is condition, but could fetch 1750 per side if updated.

My 2 cents.1) Lose the curtain and install cheap fresh white blinds.2) Take out the carpet and refinish the hardwood floors underneath.

That's a common tile and even if it doesn't match you can have the tile and tub refinished.

Furthermore, the ceiling above the atticin one of the bedrooms in the first unit was cut out, and the HVAC was removed from the vandalism.The hardwood in both units look good enough just to refinish them.

I would say the house could use newer appliances and a newer tub along with fresh paint job and hardwood floor refinished.
