Rent ready in leveraged RE in this market does not produce returns that meet my expectations of return for my effort. 

How about when we get ready to sell? 

but, it's not going to be "profitable" for several years, depending on how you define profit.you'll have a down payment, then closing costs - which new investors always seem to be shocked by - then potentially some costs to get a property rent ready, then you'll pay a month's rent to get it listed and rented out, then you'll likely have some repairs after the tenant moves in.  

I’m ready to start investing in my personal life to achieve that financial freedom! 

Goal setting is not something you should wait until the end of each year to do, but if you have been busy and maybe haven't been able to get around to either brushing off your old goals, validating your existing goals...

I am ready to get going on the next deal, keep me in mind if something comes up.
