Many of these tenants didn't pursue high $$ degrees and graduated with substantial debt so we don't have much turnover because our tenants keep their places for a while after graduation.

It's great that you enjoy your career—keep pursuing that passion, but building a nest egg in real estate too is a great idea.

If I could offer a suggestion, I would advise against pursuing long-term rentals (LTR) at this point given your cash flow goals and the current market conditions.

I'd say based on the information you provided, in addition to Steve clarifying the caveat emptor nature of Colorado,  you would have zero luck in pursuing from my experience.
